While the City of Vaughan continues to respond to the global COVID-19 pandemic, the health and safety of all citizens, staff and business partners remain our top priority. Although City Hall remains closed to the public and staff continue to work from home, we are pleased to announce the launch of the City's new online permit portal. Pool and all categories of grading permits - including subdivision - can now be submitted and paid for online.  CLICK HERE: Launch the new online permit portal

Toronto and Region Conservation Authority (TRCA) 
If your property is within a TRCA-Regulated Area?  If so, you will require TRCA approval prior to submitting your grading or pool permit.  

Grading certification  
If your area is unassumed and your property’s grading has not been certified – the drawing for your proposed work must be reviewed and stamped by your subdivision developer’s consultant. Please be advised that the developer and/or consultant may charge a fee for the review and stamp. Email DEpermits@vaughan.ca to confirm lot grading certification before submitting your permit application. 
 
 

GRADING PERMITS (accessory structures, additions, infills, subdivisions and walkouts) 

Grading permits must be obtained from the Development Engineering Department BEFORE submitting the application for the associated building permit.

  • On the third submission, you will be charged an additional fee of $113

         NOTES: 
 
  • Above line 10 in the Pool Agreement, the information (name/address) refers to the person who the $5000 security deposit will be refunded to.  The individual whose name is noted above Line 10 refers to the LC applicant when paying the $5000
  • Any body of water 30" or more in depth requires a pool permit
  • On the fourth submission, there is an additional fee of $113
