Steeles West Secondary Plan Class Environmental Assessment Study

The Steeles West Secondary Plan was adopted by Council on September 7, 2010. The area encompassing the Steeles West Secondary Plan is bounded by Steeles Avenue to the south, the CN Rail York Subdivision to the north, Jane Street to the west and Keele Street to the east.

In its ultimate built out form, the Plan is envisioned to house 10,000 - 11,000 people and provide jobs for 4,000 – 5,000 employees. There are significant public and private developments being planned for the area, including the Spadina Subway Extension to the Vaughan Metropolitan Centre, with a proposed subway station (Pioneer Village Station), bus terminal and commuter parking lot.

The City of Vaughan has prepared a Master Plan following Phases 1 and 2 of the Municipal Class Environmental Assessment to assess what municipal servicing improvements and/ or modifications to the stormwater, water and wastewater services are required to implement the development objectives outlined in the Steeles West Secondary Plan (OPA 620).

The study has defined existing problems and opportunities, considered and evaluated solutions and identified preferred stormwater, water and wastewater solutions. The study has been undertaken in accordance with the requirements for Master Plans outlined in Section A.2.7 of the Municipal Engineer’s Association Municipal Class Environmental Assessment document. Three public information centres were held on June 17, 2010, August 17, 2010 and May 17, 2011 as part of the Class EA process.

The Class EA Report for the 2014 Master Plan has been prepared to document the planning and decision making process undertaken for the study.
