Notice Description: Consent is being requested to sever a portion of land located within the Corporate Centre Zone at 3201 Highway 7. The severed parcel, known as Phase 2, is approximately 2570.0 m2 and will contain a 55-storey residential tower, that is built on a 5-storey podium. The retained parcel, comprising of Phase 3, is approximately 3850.0 m2 and will contain a 32-storey residential tower.
Blanket, reciprocal, easements are also being proposed over the severed land (Phase 2) and retained land (Phase 3). These
easements will allow for shared access and maintenance related to buildings, utilities and services, emergency egress, pedestrian and vehicle movement, and construction activities.
The severance is part of a phased, mixed-use development relating to Site Development Application DA.17.015 that includes three residential towers, ground-floor retail, a publicly accessible open space (POPS), and underground parking.
Note: Minor Variance Application A209/23 approved that for the purposes of zoning conformity, the Lands identified on the attached sketch shall be deemed to be one lot, regardless of the number of buildings constructed thereon, the creation of separate units, and or lots by way of Plan of Condominium, consents, conveyance or private or public roads, strata title arrangements, or other permissions, and easements or registrations that are granted.
