2022 fees are in-effect on January 1, 2022
The City of Vaughan has developed a process that will allow us to receive and process planning development applications online. Please refer to the following application in-take process:
1. Online applications are now being accepted via the Service Vaughan portal. Applicants are required to create an account. Organizations submitting multiple applications are encouraged to create a generic account so all applications can be viewed and stored under one user account.
2. Application submissions are initially screened by Planning Technicians and any questions during the application process can be forwarded to:

3. Applicants must ensure all required documents are ready for submission before any application will be screened.
4. Upon satisfactory screening, payment will be required via cheque(s). Applicants are required to ensure the current payment amount in consultation with a planner, prior to submission of the cheque.
5. Applicants can check the status of their application any time through their portal account. Requests for additional information will be sent via email to the address noted in the applicant account and will be noted on the portal status.
For applications requiring a Pre-Application Consultation (PAC):
(a) Applicants are required to follow the project information submission process and ensure all PAC documents are ready for submission. (b) See Required Documents for PAC Submission (c) All PACs are initially screened by Planning Technicians before a payment can be made.

· If additional information is required, the applicant will be notified via email and updated on the portal.
(d) When initial screening is satisfactory, applicants will be notified of the fee payment required to be paid via cheque(s). (e) Once the fee has been applied towards the file(s), the applicant will be notified to select a PAC meting date. (f) When a PAC meeting date has been selected, the applicant will be sent confirmation of the meeting date and time. (g) After the PAC Meeting, a PAC Agreement/Understanding will be developed and signed prior to a complete Development Planning Application (and its information) being submitted.
(d) When initial screening is satisfactory, applicants will be notified of the fee payment required to be paid via cheque(s).
(e) Once the fee has been applied towards the file(s), the applicant will be notified to select a PAC meting date.
(f) When a PAC meeting date has been selected, the applicant will be sent confirmation of the meeting date and time.
(g) After the PAC Meeting, a PAC Agreement/Understanding will be developed and signed prior to a complete Development Planning Application (and its information) being submitted.
For applications not requiring a PAC:
(a) Applicants are required to follow the project information submission process and ensure all digital drawings are ready for GIS verification. All PDF drawings are to be georeferenced and layered in accordance with GIS Digital Drawing Submission Standards. (b) See Required Documents for GIS Drawing Submission (c) Once the GIS document screening has passed, applicants are required to submit additional development information and the remainder of required documents for the complete Development Planning Application via the portal. (d) See Required Documents for Complete Development Planning Application Submission (e) All Development Planning Applications are initially screened by Planning Technicians.

(c) Once the GIS document screening has passed, applicants are required to submit additional development information and the remainder of required documents for the complete Development Planning Application via the portal.

(e) All Development Planning Applications are initially screened by Planning Technicians.
(f) When initial screening is satisfactory, applicants will be notified of the fee payment required to be paid via cheque(s). (g) Once the fee has been applied towards the file(s), the application will undergo circulation for review and comment. (h) When all reviews and comments have been completed and compiled, the applicant will be notified with a Notice of Complete or Notice of Incomplete before proceeding to next steps.
(f) When initial screening is satisfactory, applicants will be notified of the fee payment required to be paid via cheque(s).
(g) Once the fee has been applied towards the file(s), the application will undergo circulation for review and comment.
(h) When all reviews and comments have been completed and compiled, the applicant will be notified with a Notice of Complete or Notice of Incomplete before proceeding to next steps.
Note:
The Applicant shall confirm the Site Plan Application Engineering Review Fee and Grading Inspection Fee with the Development Engineering Department prior to submission of payment to the Development Engineering Department.
